Since Sept 15, 2008 I am a PhD-student at the Division of Structural Engineering, Wood and Timber Structures. My PhD-project is concerning the role of the client in industrialized construction in wood (in Swedish, “Bestallarrollen i ett industriellt byggande i tra”), and I am interested in for example how the client and the contractor interact and communicate during the construction process. What are the clients' needs and means of control, and what are the requirements of the contractors (due to the industrialized production process)? When comparing these issues, what can be learned? Is it possible to change the clients' means of control, to develop tools (for example 3D and 4D Cad) and, thereby, to improve quality and close the gap between the available information and the needed information at any given time during the construction process?
Flexibility - where needs and requirements clash or meet
When comparing the traditional construction process to the industrialized construction process one common note is that the industrialized construction process is not as flexible as the traditional one. When producing in an industrial setting, decisions concerning the construction must be made early on in the process, while in a traditional setting decisions can be made (and re-made) along the way. From a business point of view, this is a problem for the industrialized construction company if that flexibility is of great importance (i.e “a mandatory need”) to the intended client. But when the contractor tries to meet the clients' flexibility-requirements, this inflicts with the requirements of the industrialized production process. So why is that flexibility important to the client, and can the need for flexibility in this respect be made “generically substituted” (obsolete, no longer mandatory) by interacting and communicating differently with the client, or by changing the clients' means of control, or by implementing tools to facilitate the process of interaction and communication?
Another common note when comparing the traditional construction process to the industrialized construction process is concerning the limited design opportunities when industrialized production is being employed. Again, can this issue be made “less of an issue” for the industrialized construction company by interacting and communicating differently with the client, or by…(as above)?
Beställarrollen i ett industriellt byggande i trä
Det industriella byggandet sker med utgångspunkt från andra förutsättningar och ställer andra krav på aktörerna i byggsektorn än vad det traditionella, icke-industriella, byggandet gör. Vid ett industriellt byggande är exempelvis entreprenören genom sin valda produktionsprocess beroende av att deadlines är tydligt definierade, och att de inte ändras eller bryts. I de fall där så sker är detta förenat med effektivitetsförluster, och extra kostnader för beställaren. Tidigare kunskaper om metoder och avtalsprinciper, vilka också fungerar som styrmedel för beställare av byggprojekt, går heller inte att helt okomplicerat tillämpa i det industriella byggandet. Även om det industriella byggandet potentiellt kan erbjuda attraktiva möjligheter, så som exempelvis en väldefinierad produkt, goda förutsättningar för kvalitetsledning, uppföljning och en säkrare investeringskalkyl, så är det därför fortfarande förenat med osäkerhet för beställare av byggprojekt att välja ett industriellt byggande.
Projektet ”Beställarrollen i ett industriellt byggande i trä” syftar till att reducera beställarens osäkerhet vid beslut om att initiera byggprojekt genom att ta fram förslag på styrmedel anpassade för den industriella byggprocessen. För att utveckla dessa nya styrmedel avser projektet att (1) studera beställarnas nuvarande styrmedel, vilka huvudsakligen är utvecklade med utgångspunkt från det traditionella byggandet och därför anpassade efter detta (2) studera de specifika krav som en industriell byggprocess ställer och (3) jämföra beställarnas styrmedel med dessa krav för att identifiera eventuella gap och hinder för beställare att, vid beslut om att initiera byggprojekt, kunna beakta industriella byggalternativ tillsammans med mer traditionella. (1)- (3) utgör i sig delsyften i projektet. I projektet ”Beställarrollen i ett industriellt byggande i trä” hämtas empiri från växelverkan mellan beställare och industriella byggare i verkliga byggprojekt. Datamaterial insamlas genom intervjuer med nyckelpersoner (beställare och industriella byggentreprenörer) i de studerade byggprojekten, genom observationer av pågående byggprojekt och genom insamling och studie av sekundära datakällor i form av dokumentation som finns kopplat till de studerade byggprojekten. Slutsatser från dessa kvalitativa studier följs därefter upp i en enkät riktad till beställare och industriella byggare. Slutsatser och erfarenheter från projektet återkopplas till studiernas parter genom en ”handbok för beställare av industriellt byggande”.
