ModernHus is an industrialized building concept developed by the contractor Skanska. The concept/platform is introduced to the Swedish marked as 6 different products. All products are multidwelling buildings with a precast concrete framework, but with different geometric boundary and apartment layouts. The numbers of floors are between 3 and 8 for all products. Even when the geometric conditions are rather different is the technical solution the same for all products.
The aim of this research project is to develop a general structure for how to handle different user requirements in an industrialized building project. A method for satisfying user requirements is Integrated Life Cycle Design (ILCD), which combines financial aspects, environmental impacts and functional performance into an integrated, lifecycle perspective. The use of IT-based models (BIMs - Building Information Models) is a key ingredient both for the development of new concepts and during the project delivery phase, and for quick evaluation of different requirement. The project is based on Skanska’s ModernaHus, which serves as an example for developing tools, methods and processes for industrial building concepts based on ILCD.
Compared to a traditional building process is the main design work done in a concept developing phase, separated from a specific building project. This gives the developer more opportunities to optimize the construction for different purposes, such as Energy Performance, Life Cycle Cost etc, since this information can be reused many times in multiply building projects and the developing work is not effected on a limited building project time schedule. But this also leads to higher responsibility for the concept owner (the contractor), in the dialog with the building owner, since the concept owner must prove that all needed functions are included within the current concept solution.
To use a technology such as Modularization is one way to increase the openness, and a way for the concept owner to meet the end user requirement adaptations.
